The price of a tiny house is often the first question. But to compare offers and build an accurate budget, you need to know what that price covers, what makes it vary and everything that comes on top. This guide goes through each item, with our actual prices and the official rules on taxes.

The page our tiny house prices presents the full range, kept up to date from our model data sheets.
What does the published price include?
The price is for a finished house, equipped as set out in its technical data sheet. On the Skywood, for example, it includes:
- a 3.5 t twin-axle trailer in galvanised steel;
- rock wool insulation, designed for all four seasons;
- MVHR (balanced ventilation with heat recovery) with an air purifier;
- a fitted kitchen and a bathroom with a shower;
- eight aluminium windows and doors.
Each model data sheet sets out what is included and what you still need to plan for. Read it before comparing with other offers: two similar prices can cover very different equipment.
What makes the price of a tiny house vary?
- Floor area and layout: number of rooms, beds, mezzanines (sleeping lofts).
- Materials: structure, cladding, windows and doors, interior finishes.
- The building envelope: thickness and type of insulation, quality of windows and doors, ventilation.
- Equipment: kitchen, bathroom, heating, appliances.
- Options and customisation: a bespoke project is priced on quote.
- The chassis: a road-approved trailer, sized for the weight of the house.
Which costs should you add to the price of the house?
1. Transport and installation
The cost depends on the distance, access to the plot and the equipment needed. It is priced in your quote. If you are thinking of towing the house yourself, check which licence is required: a 3.5 t trailer in practice requires a BE licence. See our guide on transport.
2. The land
Whether bought or rented, it is often the largest expense after the house. Above all, check that it allows your project: see where to site a tiny house.
3. Site preparation
Level, load-bearing ground, access suitable for delivery, and possibly a terrace or steps. The work depends entirely on the plot.
4. Utility connections or self-sufficiency
Connection to water, electricity and the mains sewer, or a self-sufficient installation: solar panels, rainwater harvesting, off-mains drainage. The cost depends on the distance to the networks and the solution chosen. See our guide on utility connections.
5. Development tax
When siting the house requires authorisation, development tax (taxe d’aménagement) may apply. It is calculated by multiplying a flat-rate base by locally set rates (1 to 5% for the municipality, up to 20% in certain areas, and at most 2.5% for the département). In 2026:
- For a building: €892 per m² of taxable floor area outside Île-de-France (€1,011 in Île-de-France), with a 50% allowance on the first 100 m² of a main residence.
- For a pitch for a caravan or a mobile leisure home: a flat-rate base of €3,000 per pitch.
Example calculations, with a hypothetical overall rate of 5%: for a 20 m² tiny house built as a main residence outside Île-de-France, 20 × €892 × 50% × 5% = €446. For a caravan pitch, €3,000 × 5% = €150. The actual amount depends on the rates in your municipality and département: ask at the town hall.
6. Insurance
Insurance suited to the status of the house (caravan, demountable dwelling or building) and its use (leisure, main residence, letting, business use). Compare the cover: fire, water damage, theft, third-party liability, and cover during transport.
7. Formalities
Submitting a prior declaration (déclaration préalable) or a permit application is free, as is applying for a planning certificate (certificat d’urbanisme). However, allow time to prepare the application and, if needed, help from a professional for the plans. See planning permission or prior declaration.
How do you compare two tiny house quotes?
- Check whether transport is included, and how far it goes (delivery, installation, levelling).
- Compare the technical data sheets item by item: insulation, windows and doors, ventilation, heating, equipment.
- Ask about the type of trailer and its GVWR, as well as the type-approval and registration documents.
- List what remains your responsibility: utility connections, terrace, furniture.
- Ask about the build time and the payment terms.
How do you get a quote?
The quickest way is to configure your tiny house: in a few steps, you specify the model, the use, the options and the plot, and we come back to you with a costed proposal. You can also contact us or visit one of our showrooms. For financing, see our guide financing a tiny house.
