Tiny house prices: prices by model and costs to plan for
Budget
How much does a tiny house cost?
At Tortue Lodge, models with a published price range from €45,720 to €89,640, excluding transport. The business models — office, massage room, hair salon, dormitory — are priced on quote, because their fit-out depends entirely on the activity carried out.
This is the price of the house delivered fully equipped. It does not include the land, delivery, site preparation or utility connections. This page sets out, item by item, what is included and what comes on top, so that you can build a complete budget rather than a ballpark figure.
Prices by model
The range runs from the 20 m² garden studio to the 35 m² two-bedroom mobile home. Floor areas, the number of bedrooms and beds are given on each model page, with photos, plans and the full technical data sheet.

|---|---|---|
| Skywood | 30 m² | €57,400excluding transport |
| Sharewood | 30 m² | €53,400excluding transport |

Included
What does the published price include?
The price covers the finished, equipped house, ready to be connected: the chassis and trailer, the timber frame, insulation, cladding and roofing, windows and doors, interior fit-out, kitchen, shower room, interior electrics and plumbing, and ventilation.
On the Skywood and the Sharewood, this includes in particular rock wool insulation at least 10 cm thick in the walls and 14 cm under the floor, MVHR (balanced ventilation with heat recovery) with an air purifier, larch cladding and pre-fitting for air conditioning.
The exact details, model by model, are given in the “what is included / what to plan for” section of each page in the catalogue.
On top
Which costs come on top of the price of the house?
Six items to price before committing:
- Transport to your land, which depends on the distance and the access.
- Site preparation: access, levelling, pads or ground beams, stabilisation.
- Utility connections to water, electricity and sewerage, or off-grid equipment.
- Planning authorisations and, where applicable, development tax (taxe d’aménagement), payable only once.
- Insurance, during transport and then once the house is installed.
- The land, if you do not already have it — it is often the largest item in the budget.
None of these items is a surprise: they can all be priced in advance. That is exactly what a serious quote should make possible.
Delivery
How much does it cost to transport a tiny house?
There is no single price: the cost depends on the distance, access to the land and the equipment needed. A house within the 2.55 m width limit can be towed; beyond that, it becomes an abnormal load (convoi exceptionnel), with authorisation and an escort, which changes the order of magnitude.
Three things to check before pricing: the width of the access track and the radius of the bends, the slope and load-bearing capacity of the ground, and any low branches or overhead lines. An impossible delivery is always discovered too late.
See our guide transporting a tiny house: licence, weight and delivery.
Installation
How much does site preparation cost?
It depends entirely on the condition of the land. A flat, load-bearing plot already served by the utility networks needs only levelling and supports. Sloping land, far from the networks or without mains drainage, involves works that can cost more than half the price of the house.
The most variable item is wastewater treatment: where there is no mains sewer, an individual system must be studied and approved by the SPANC (the public service for off-mains sanitation). This needs to be dealt with before ordering, not after delivery.
See our guides on utility connections and off-grid tiny houses.
Customisation
How much do options and made-to-measure cost?
Options are priced per project. The items that make the price vary most are, in order: the floor area and trailer length, the level of equipment in the kitchen and shower room, the heating system, the exterior cladding, and off-grid equipment — panels, batteries, water storage.
A useful principle for making trade-offs: for the same budget, what is in the walls is hard to change afterwards, while what is in the rooms is easy to change. It is better to invest in insulation and ventilation than in visible finishes.
The configurator lets you describe your project step by step before it is priced.
Financing
How do you finance a tiny house?
A tiny house on wheels is not real estate: it is generally financed with consumer credit (crédit à la consommation), either a personal loan or a linked credit agreement (crédit affecté), with a 14-day withdrawal period. Terms are shorter and rates higher than for a mortgage, and the zero-interest loan (prêt à taux zéro) does not apply.
Set on foundations and attached to a plot of land, however, the house can qualify for conventional mortgage financing. That is one more reason to settle the question of mobile or fixed status early on.
See our guide financing a tiny house: credit, deposit and grants.
Comparing
Does the price per m² mean anything?
Not much, on small floor areas. The kitchen, shower room, consumer unit, ventilation and chassis cost almost as much in 15 m² as in 40 m². The price per square metre of a tiny house is therefore inevitably high, and it falls as the floor area increases — without any change in quality.
Compare instead complete houses with an identical scope: the same equipment, the same level of insulation, the same ventilation system, the same delivery status. That is the only comparison that makes sense.
Method
How do you compare two tiny house quotes?
Six questions to put to every builder in the same way:
- What insulation: which material, what thickness in the walls, the roof and the floor?
- What ventilation system, and what maintenance?
- What heating, and what output for what floor area?
- Is the trailer included and registered, and for what gross vehicle weight?
- Are transport and installation priced, and up to what point?
- What guarantees, and for how long?
A large price difference can almost always be explained by one of these six points. See also our guides what the price includes and insulating a tiny house.
Second-hand
Is a second-hand tiny house much cheaper?
The discount is real, but you pay for it in guarantees: between private individuals, the legal guarantee of conformity (garantie légale de conformité) does not apply; only the guarantee against hidden defects (garantie des vices cachés) does. The market is also narrow, and transport and any repairs must be added to the advertised price.

Frequently asked questions about price
How much does a tiny house cost?
At Tortue Lodge, models with a published price range from €45,720 to €89,640, excluding transport; models for professional use are priced on quotation. On top of this price come delivery, site preparation, utility connections, any development tax and insurance. The breakdown is on the prices page.
What is the price per m² of a tiny house?
Thinking in price per square metre has its limits on small floor areas: the kitchen, shower room and services cost almost as much in 15 m² as in 40 m². Our models range from €45,720 for 20 m² to €89,640 for 35 m², excluding transport.
Does the published price include delivery?
No: our prices are shown excluding transport. The cost depends on the distance, access to the site and the equipment required: a house up to 2.55 m wide can be towed, while anything wider becomes an abnormal load. Delivery is priced in the quote, together with site preparation.
How long does it take to receive your tiny house?
Manufacturing in the workshop takes a matter of months, without the uncertainties of a building site. The actual lead time depends on the model, the customisation and the workshop’s schedule. In parallel, allow time for the planning formalities: 1 month for a prior declaration (déclaration préalable) to be processed, 2 months for planning permission (permis de construire).
Does a tiny house pay property tax (taxe foncière)?
Not as long as it keeps its wheels and can be moved: it is then subject neither to property tax nor to council tax (taxe d’habitation). Placed on foundations, it becomes a taxable building. A development tax (taxe d’aménagement) may be due once, on a flat-rate basis of €3,000 per caravan pitch.
